Flat Roof Repairs Dublin — Properly Diagnosed, Properly Fixed

Every job starts with a proper diagnosis — because the right repair for a failed EPDM membrane is completely different to the right repair for a blistered felt system, and getting that distinction wrong wastes money and fails quickly.

Should You Repair or Replace Your Dublin Flat Roof?

This is the question Sean gets asked on almost every flat roof job — and the honest answer is that it genuinely depends on the condition of the whole system, not just what's visible at the surface.

Repair is the right option when:

  • The membrane is in sound overall condition and the failure is localised to a specific area, penetration, or edge detail
  • The roof deck beneath the membrane is dry and structurally intact — no soft spots, no deterioration
  • The system is less than 15–20 years old and has not had repeated previous repair attempts
  • The roof is felt or torch-on with isolated blistering that hasn't yet compromised the deck
  • The drainage is adequate and ponding water is not a persistent problem

Full replacement is the right call when:

  • The deck is soft, deteriorated, or waterlogged in multiple areas — once the deck is compromised, no surface repair will perform reliably
  • The system has been repeatedly patched and is failing in multiple locations simultaneously — this is a sign of widespread membrane deterioration rather than isolated failure
  • The felt or membrane is more than 20–25 years old and has reached the end of its serviceable life — repairing an old system extends the problem without solving it
  • Standing water is persistent and widespread, indicating that the original falls were inadequate and the drainage design needs to be addressed as part of any replacement
  • The insulation beneath the membrane is saturated throughout — replacement of the full system including insulation is the only meaningful remedy

Sean will give you a straight answer on which category your roof falls into after the inspection — and where repair is genuinely the better option, that's what he'll recommend, even if the replacement job would be worth more.

Flat Roofing Systems DJ Roofing Dublin Installs & Repairs

Torch-on felt remains a practical and cost-effective option for certain flat roof applications — particularly garage roofs and outbuildings where budget is the primary consideration. Modern torch-on systems use high-quality SBS-modified bitumen membranes that are substantially more durable than the traditional mineral felt used on Dublin extensions for decades. Where torch-on is the right choice for the project, we use quality materials and apply them correctly — proper priming of the deck, correct overlap dimensions at joints, and proper detailing at upstands and penetrations. The corners and perimeters are where torch-on systems fail on poorly executed jobs — and where we pay particular attention.

EPDM is our preferred system for larger flat roof areas where a single seamless GRP lay-up would be impractical, and for roofs with complex drainage or penetration details. The membrane is flexible, extremely durable, and highly resistant to UV degradation and thermal cycling — relevant in Dublin's climate where temperature swings between seasons are significant. EPDM is also the most tolerant of foot traffic of the three common systems, which matters on commercial flat roofs where maintenance access is regular. Properly bonded and terminated, an EPDM roof will perform reliably for 25 years or more.

The premium option for residential flat roofs in Dublin and the system we recommend for most new flat roof installations and full replacements on extensions and garage roofs. GRP creates a fully seamless, completely waterproof surface — there are no joints or seams in the field of the roof for water to exploit. It's hard, rigid, and resistant to foot traffic. Properly laid, a GRP flat roof on a Dublin home will outlast the building's need for flat roofing attention for 30 to 40 years. The installation is weather-dependent — GRP requires dry conditions and adequate temperature to cure correctly — but when the conditions are right and the job is done properly, there is no better residential flat roof system available.

Flat Roof Problems We Fix Across Dublin

Active Leaks & Water Ingress The most urgent call — water coming through a flat roof into a living space or commercial property. We respond quickly, trace the actual source of the leak (not just the visible symptom), and carry out a permanent repair rather than a temporary patch.

Membrane Blistering & Splitting Common on older felt systems across Dublin's housing stock. We assess the extent of the blistering, check whether the deck beneath is compromised, and carry out targeted or full membrane replacement as appropriate.

Perimeter & Edge Detail Failure The most common failure point on EPDM and GRP systems — lifted membrane at the roof edge, failed upstand bonding, or deteriorated edge trim. We re-dress, re-bond, or replace edge details correctly so the repair lasts.

Ponding Water & Drainage Issues Standing water on a flat roof is a sign of either inadequate falls in the original design or blocked/inadequate drainage outlets. We clear outlets, assess the falls, and where necessary introduce additional drainage or re-screed to improve the fall profile.

Roof Deck Replacement When a flat roof deck has deteriorated to the point where the boarding is soft or structurally compromised — almost always from long-term water ingress — we strip the full system back to the joists, replace the decking, and re-lay the membrane system on a sound substrate.

Rooflight & Skylight Leaks on Flat Roofs Rooflights set into flat roofs are a common leak source — the junction between the rooflight kerb and the flat roof membrane requires careful detailing that is frequently poorly executed on initial installation. We re-detail and reseal rooflight junctions correctly.

Upstand & Parapet Wall Junctions Where a flat roof meets a parapet wall or rises to an upstand at the wall of the house, the membrane termination needs to be correctly dressed and protected. Failed upstand detail is a major source of flat roof leaks on Dublin extensions.

Storm Damage Repairs High winds lift perimeter details, force debris onto membranes, and in severe cases damage rooflight glazing or guttering at the flat roof edge. We carry out emergency storm damage repairs across Dublin and can make roofs watertight quickly where damage is active.

Flat Roof Repairs Frequently Asked Questions

The honest answer is that you often can't tell from below — a ceiling stain tells you water is getting in, not whether the membrane is locally failed or systemically deteriorated. The only way to know is a proper inspection of the roof surface, the membrane condition across the whole roof, and the deck beneath. Sean will give you a straight assessment at the inspection stage — repair if it's warranted, replacement if it isn't.

A targeted repair to a specific failure point — a failed edge detail, a split blister, a failed rooflight junction — is significantly less than a full replacement. Full replacement cost depends on the size of the roof and the system being installed. We always inspect first and provide a written quote — so you have an exact price before committing to anything.

It depends on the system and the quality of the original installation. Properly installed GRP fibreglass should last 30–40 years. Good quality EPDM should last 25 years or more. Traditional felt systems have a shorter lifespan — typically 10–20 years depending on the quality of the original materials and how well the drainage has been maintained. A flat roof at the end of its lifespan that keeps getting patched will continue failing in new locations until it's replaced properly.

Emergency repairs — making a roof watertight quickly — can often be carried out in wet conditions. Permanent GRP installations require dry conditions and minimum temperatures to cure correctly. Torch-on felt and EPDM are more weather-tolerant. If conditions aren't suitable for a permanent repair, we'll make the roof temporarily watertight and schedule the permanent work for suitable conditions.

For a like-for-like repair or replacement of an existing flat roof using the same system, planning permission is not typically required. If you're changing the roof profile or adding a rooflight, it's worth checking with Dublin City Council or your local authority. Sean can advise at the survey stage based on the specific situation.

Ponding occurs when drainage outlets are blocked or when the original roof was laid without adequate fall toward the drainage point. A small amount of water sitting briefly after rain is usually not a structural concern. Persistent standing water that remains for days after rainfall indicates either blocked outlets or inadequate falls — both of which accelerate membrane deterioration and need addressing.

For a typical Dublin domestic extension flat roof — 20 to 30 square metres — a full GRP replacement takes one to two days in good conditions. Larger commercial roofs take longer. We'll give you a realistic timeframe in the written quote.
