Torch-on felt remains a practical and cost-effective option for certain flat roof applications — particularly garage roofs and outbuildings where budget is the primary consideration. Modern torch-on systems use high-quality SBS-modified bitumen membranes that are substantially more durable than the traditional mineral felt used on Dublin extensions for decades. Where torch-on is the right choice for the project, we use quality materials and apply them correctly — proper priming of the deck, correct overlap dimensions at joints, and proper detailing at upstands and penetrations. The corners and perimeters are where torch-on systems fail on poorly executed jobs — and where we pay particular attention.
EPDM is our preferred system for larger flat roof areas where a single seamless GRP lay-up would be impractical, and for roofs with complex drainage or penetration details. The honest answer is that you often can't tell from below — a ceiling stain tells you water is getting in, not whether the membrane is locally failed or systemically deteriorated. The only way to know is a proper inspection of the roof surface, the membrane condition across the whole roof, and the deck beneath. A targeted repair to a specific failure point — a failed edge detail, a split blister, a failed rooflight junction — is significantly less than a full replacement. Full replacement cost depends on the size of the roof and the system being installed. We always inspect first and provide a written quote — so you have an exact price before committing to anything.
It depends on the system and the quality of the original installation. Properly installed GRP fibreglass should last 30–40 years. Good quality EPDM should last 25 years or more. Traditional felt systems have a shorter lifespan — typically 10–20 years depending on the quality of the original materials and how well the drainage has been maintained. A flat roof at the end of its lifespan that keeps getting patched will continue failing in new locations until it's replaced properly.
Emergency repairs — making a roof watertight quickly — can often be carried out in wet conditions. Permanent GRP installations require dry conditions and minimum temperatures to cure correctly. Torch-on felt and EPDM are more weather-tolerant. If conditions aren't suitable for a permanent repair, we'll make the roof temporarily watertight and schedule the permanent work for suitable conditions.
For a like-for-like repair or replacement of an existing flat roof using the same system, planning permission is not typically required. If you're changing the roof profile or adding a rooflight, it's worth checking with Dublin City Council or your local authority. Sean can advise at the survey stage based on the specific situation.
Ponding occurs when drainage outlets are blocked or when the original roof was laid without adequate fall toward the drainage point. A small amount of water sitting briefly after rain is usually not a structural concern. Persistent standing water that remains for days after rainfall indicates either blocked outlets or inadequate falls — both of which accelerate membrane deterioration and need addressing.
